Design and Planning (Pre-Construction):
1. Site Survey
Our recommended qualified architects will join us to survey the property or plot and start working on the initial brief for the build with you.
2. Design Stage
This is where your project brief starts to take shape. Our designers prepare initial draft plans and elevations along with 3D visual renderings (if requested) so you can take a ‘virtual walk through’ your project.
Throughout this process will be in regular consultation with yourself where any required changes to the design or specifications can made and incorporated into the plans and elevations.
3. Planning Application
Alongside the architects we prepare and submit any required planning applications to the relevant council(s) and deal with the planning department throughout any decision process.
4. Party Wall Agreements
As soon as planning permissions are obtained we will advise you start any Party Wall Agreements required for the build. We can recommend an impartial surveyor for you to engage for this.
5. Structural Design
Once any required planning permissions have been obtained we prepare Construction Plans for your project consisting of Structural Drawings and Building Regulations Drawings.
These drawings will be the ‘blueprints’ from which your project is constructed.
6. Interior Design
We can provide full design services for the interior of you project from a basic clean finish for you to decorate right through to bespoke luxury finishings.
7. Estimations of Costs
Overall estimations of your project are prepared using the schedule of works and finishings specific to your new agreed planning permissions and your chosen Interior Design options.
If we are undertaking the finishings of your project with our complete Interior Design Services we will go through the sourcing and costing options of a variety of different options for your chosen finish.
We will work through the project costings with you so that your budget can be achieved whilst not having to compromise your initial vision for your project.
8. Project Plan, Contract and Deposit
As the costings for your project are agreed we put together a schedule of works for your project including time-lines and key delivery dates.
At this stage a JCT Contract is prepared covering all particulars of your project including a schedule of payments. This ensures both you and ourselves are completely aligned on the project designs, finishings, timelines and cost so that we are all ready to move forward to start the works.
Upon signing of the contract a deposit is payable for the works to commence. The deposit amount is usually 10% of the total contract value – the deposit amount will be detailed clearly in the contract along with key dates for any other payments due.
Construction Stage:
9. Building Control
The final decision to be made prior to starting on site is appointing independent Building Control. We can either appoint an independent company we have worked with before or you can employ your own. Throughout the project we work closely with the appointed Building Control to ensure all work on your project complies with Building Regulations.
10. Starting the Build
Our project manager and construction manager will meet you on-site to discuss starting the build of your project and answer any questions you may have at this stage. Your project is then ‘Under Construction’ by our own professional teams of employees.
11. Construction
As the build of your project progresses we can prepare regular progress reports for you (if requested), otherwise we will provide updates to you of the progress of each key stage.
Our project manager will be available to meet you on-site at regular intervals should you require this.
12. Completion
Once all works are complete on your project a site meeting is arranged with you to walk through the site for a final inspection to ensure you are happy with the finished project.
Alongside yourself signing off the project any final payment left on the contract will be due to be paid.
Once signed-off and paid will supply you with any relevant Building Control Completion Certificate, Testing & Commissioning Certificates and all Warranties and Manuals.
13. Retention Period
To ensure your complete piece of mind our contract will include provisions where you will hold an amount equal to 2.5% of the contract value on retention for a period up to a maximum of 6 months (the period will be agreed with you and noted in the contract).
At the end of this retention period should there be any noted defects on our works then we will arrange with you for these to be fixed.
Once all remedial’s have taken place the final 2.5% of the contract amount is due to be paid.
Change of Use Projects could be the ideal opportunity to give a new lease of life to a vacant Retail Unit, unused Offices or even a complete empty Building.
Sometimes the cost of vacant land for a new building project can be too expensive to make the project feasible, in comparison a run-down commercial property could be much more affordable and provide the frame-work needed for building a bespoke residential development.
At Trisara we can be your project partner for both Commercial to Residential Conversions and Vacant Property Conversions. Before negotiating a lease or buying a property for Change of Use it is important that you know whether planning permission is required for the new intended use – we can guide you through this potential mine-field of rules and applications to ensure that your project can start as soon as possible without any planning issues.
Commercial to Residential Conversion:
Conversion of use can be either fully converted from another planning class to residential planning or can also be a partial mixed-use development.
Not all developments require a full planning application, there are UK Government initiative’s such as Permitted Development which allows conversion of B1 class Commercial Property to Residential use with minimal hurdles.
